Settling In

What are you going to do to make your house sell?  Do you have the time?  The contacts? The ability?

Sometimes re-arranging the furniture and clearing out the clutter just isn’t enough to sell your house.  Many of us just haven’t stayed up with the daily maintenance, or have been turning a blind eye to things that really should be done.  These things may not be visible to a casual observer, but every aspect of the home contributes to the overall feel and aura of the property.  Pretty paint and floral arrangements only go so far if there is peeling caulk in the bathroom, a leaking chimney and cracks in your foundation.

Make your home be the one other realtors wish they had listed!

Let’s keep that house SOLD once you get a contract and reduce the chances of losing the contract, as well as feeling really good about the home you are selling.  Don’t let the home inspection contingency force you to make concessions or repairs you are not prepared for.
Every house I’ve ever sold has been in its best condition the day I listed it.  And, every house I’ve put on the market has sold quickly with minimal issues with inspections or appraisals.  We can do the same for you!

My “Extreme Staging” package includes the following:

  • A Pre-Listing punch list created by a Home Inspector and home remodeler/handyman.  This punch list includes maintenance items, structural/roofing/electrical/plumbing issues and more.
  • A staging consultation with a detailed report laying out exactly what needs to be done to the home from a cosmetic and visual standpoint.

Once this part of the package is completed, we move on to:

  • Estimates for repairs from my qualified and efficient contractors
  • An estimated time line for completion based on your projected date for listing the home
  • Creation of a spreadsheet detailing the cost and time involved to get your home in tip-top shape
  • Prioritizing repairs, cosmetic and maintenance work

During the project, we:

  • Supervise and follow up with contractors
  • Maintain all receipts and the budget
  • Schedule all work to be done effectively and efficiently
  • Maintain contact with the home owner and the realtor
  • Complete all repairs and staging within our time frame

After the contract, we:

  • Evaluate the home inspection report
  • Assist you with any items noted or requested by the buyer

a fresh space can coordinate all aspects of the transformation from a tired home to a showstopper!

Check out my most recent “extreme staging” on my photos page—sold in less than 24 hours! Less than 60 days from “extreme staging” start date to real estate closing!

March 1, 2007… I would like to express my sincerest thanks for the thoughts and prayers from my friends, family, clients and business acquaintances during my recent, and successful, battle with thyroid cancer. Many have asked how I knew I had it. Well, I didn’t, but I knew something wasn’t quite right when I kept feeling an odd pressure in my throat. So, I offer my greatest gratitude to Dory Turney at Dr. Frank Caprio’s office with Heritage Medical Associates for hounding me to get in for an ultrasound, which resulted in finding nodules on my thyroid. Special thanks also to Dr. Rekha Pandula, my endocrinologist, and Dr. Kathleen Crews Williams, my surgeon. My recent scan, after my radiation therapy, showed that the cancer should be eradicated from any thyroid cells and lymph nodes. Now, it’s a matter of regaining my strength and stamina. The hardest part for me has been accepting the help and support of others, which is difficult for someone like me. I just want these people to know how much they are appreciated, and how much they helped me get through this. And for anyone who doesn’t feel quite right… please have it checked out, even if you are the one who is always taking care of everyone else—take care of yourself first!
